This chapter examines key factors influencing brownfield regeneration in the Czech Republic within regional development. The aim is to identify and evaluate determinants of successful revitalization by developing a systematic framework for assessing redevelopment potential. Using factor analysis and comparative methods, the study analyzes economic, environmental, and social factors based on CzechInvest (2024) data. Key determinants include land ownership, prior land use, contamination levels, and investment potential. The findings show that clear ownership, economic incentives, and infrastructure investments enhance regeneration, while regulatory complexity and remediation costs hinder it. The study contributes to data-driven policy recommendations to optimize land-use planning and investment incentives for sustainable brownfield redevelopment.
