Cíle předmětu
The aim of this course is to apply the principle of process management in SMEs. The students will learn about the practical aspects of the transformation from the functional to the process arrangements of the company's organizational structure and then they will be able to, based on the Porter model of SBU, apply the"Make or Buy" approach to decide on the outsourcing of selected support activities. In the course, the students will get familiar with IT tools for the management of support activities and economic aspects of facility management. When applying the 3P model the accent is put on the issues of working environment - the life cycle of buildings and its management, technical equipment of buildings, waste and energy management. and special attention is paid to the position of a facility manager and his team - the forms of FM services provision, training, development and certification of a facility manager. After completing the course, the student will be able to apply in the enterprise the whole portfolio of FM services (strategic, spatial and infrastructural services and services for people and the company itself).

    1. Introduction to process management - the process, the transition from functional to procedural management, value chain (SBU model according to M. Porter), the management of support processes, 3P synergy.
    2. Process audit, preparation of the company to the ISO certification, the application of the process capability maturity model (CMMI) in practice.
    3. "Make or Buy" decision-making, outsourcing and offshoring of selected support processes.
    4. Facility management legislation, ČSN EN 15221 standard and its application in SMEs, FM standards, the Act on public procurement and tenders for suppliers of FM services, the practice of FM contracts preparation.
    5. Economic aspects of facility management - evaluation of the effectiveness of individual investments ( Isolo economics), optimization of the portfolio investments, economics and optimization of the portfolio of FM activities.
    6. Sustainable development and sustainable construction, durability and wear of buildings, maintenance of buildings.
    7. Technical equipment of buildings, operation, maintenance, inspection and control, documentation of buildings operation, extending the benefit of buildings and their condition survey.
    8. Waste management - waste management and its legislation, collection, sorting and disposal of waste.
    9. Energy aspects of facility management - optimization of production, supplies and total consumption of energy and media in SMEs. Introduction of the energy management system - ČSN EN 16001 and ČSN EN 50001. Carbon footprint and its reduction, energy mix, SMART GRID and "island" energy systems, renewable energy sources.
    10. Facility manager and his team - external and internal form, education and training, development and certification of facility managers.
    11. Computer aided facility management (CAFM).
    12. Range of FM services - strategic services, spatial and infrastructure services ("hard services") and services for people and the company ("soft services").
    The course is based on the information-receptive method (the interpretation of the fundamental theories of the field), the demonstration methods (demonstrating models and the links in FM systems on the examples of specific companies and organizations), the practical methods of applying gained knowledge and observations in the form of excursions.
